Why diagnosis matters first
Cause before cure
We focus on how and why moisture is occurring before any remedial work is chosen.
Patterns tell the story
Location, spread and timing all help us separate one damp source from another.
Proportionate next-step advice
Our report helps you pursue work that fits the evidence instead of missing the real issue.
Go beyond a generic damp label
Calling something damp is a bit like calling a car noisy. It tells you there is a problem, but not what is actually wrong. Our damp diagnosis survey is centred on identifying the cause of damp, not just describing the symptom. We compare common sources such as condensation, penetrating moisture, plumbing leaks, ground-related moisture and trapped moisture linked to unsuitable finishes, then weigh those possibilities against what the building is showing.
The location, pattern and timing of the symptoms matter. A tide mark in one area tells a different story from mould behind furniture or moisture that only appears after heavy rain.

Match the next step to the evidence
We do not rely on one reading or one visible clue and pretend the matter is settled. We look at how and when the signs occur, how the affected area relates to the surrounding fabric and what building or environmental conditions may be feeding the issue. That leads to a more proportionate next step. If the cause appears environmental, we explain that. If the evidence points to water entry or another defect, we set that out just as clearly, so any repair work can match the diagnosis rather than miss it.
Frequently asked questions
Why is diagnosis better than a single damp reading?
One reading or one visual clue can be misleading on its own. We look at the pattern, location and timing of the symptoms, together with the way the building is constructed and used. That broader diagnosis is far more useful when the aim is to choose the right next step.
Can you separate condensation from leaks or rain entry?
We assess the wider context so we can compare likely sources rather than guessing from the label on the patch. Ventilation, room use, weather exposure, plumbing and the building fabric all matter when separating condensation from a leak, rain penetration or another moisture route.
Does the report link the diagnosis to the next step?
Yes. The report connects the diagnosis to proportionate advice, so you can pursue work that matches the evidence. If the issue appears environmental, we say that. If it points towards water entry or a building defect, we explain that just as clearly.
